IMPORTANT STEPS TO BUYING A HOME

Before you begin the fun part of driving the different communities and viewing properties, there are many steps to buying a home, but here are three that I consider to be the most important.


1. First, priority is your cash flow.  Do you have enough liquid funds readily available the following...
for the earnest money, for the home inspection and
for the appraisal?
                                                     

2. Contact your loan officer or banker to get pre approved.  
The bank determines how much you can afford and will discuss
 with you, your mortgage interest rate,  monthly payments,
anticipated closing cost.  Also, all sellers wants to "see the money",
to determine if  you indeed can buy.

3.  Get your own  real estate agent.  Many buyers begins with the
 real estate agent first;  and that's OK  because generally the real estate agent
 refers  the buyer  to all the other professionals, like the mortgage lender,
the home inspector, insurance agents and etc.

As a buyer,  be aware that the agent on the “for sale” sign is representing the seller,
 and not the buyer?  A Buyers Agent will work exclusively for and with you,
 keeping your best interests as their priority.  The fees of a Buyers Agent,
within the normal terms of a purchase and sales contract are
paid by the Seller.  A good buyers agent will walk you
through all the steps to buying a house.
