The Importance of a Buyers Agent in metro Atlanta, Conyers GA area



IT's TIME TO BUY A HOME in the metro Atlanta, Conyers Ga. area

You have decided that it’s time to buy a new home,  you have narrowed your community in the metro Atlanta area, maybe Conyers or Covington.
What ever community you have decided on,  you begin your search for that community, and you’re driving that  community and you see a ‘FOR SALE” sign in the yard of your dream home. You call the agent who is advertised on the for sale sign,            
and you ask the usual question, ” how much is it or what’s the list price”. The listing agent for that home rarely ask you, "are youworking with  your own agent".   But  know that, the agent you called on the FOR SALE sign is not working for you, but for the seller.  So!  whose working you,
the buyer?  The solution is to not begin your home search without retaining your own agent. The agent that will work exclusively for you is called a “buyers agent”. The Buyer's Agent fee is generally paid by the seller,  but however;  is working  working exclusively for you and make all the inquiries to the seller’s agent.

WHAT is the job of a BUYERS AGENTS?
First, the buyers agent pursue the interests of the Buyer by doing the following,
• Help explain the process of buying a house
• Negotiate a lower price
• Explain Earnest Money Deposits, Escrow and Default… especially with making sure
you, the Buyer remains in compliance with your contract and protecting your earnest money.
• Generate comparable data for Buyers to understand current list price of a property
Addendum, Additional Clause Addendum
* Presents any offer to Seller or Seller’s Agent
• Explains counter-offers, makes sure contract is ratified
• Helps schedule home inspections, radon tests, termite inspections etc.Conyers, Atlanta homes for sale
• Schedule option selections for new home buyers
• Gets contract to mortgage lender and settlement company
• Gives Buyer insight into home owners insurance, locking mortgage rate and the cost of establishing an escrow at closing.
• Explain what “escrow ” is
• Makes sure appraisal has been ordered within time frame
• Reviews Home Owner’s Association or Condo Documents (if applicable) and presents them to Buyer for review
• Contacts Title Company for updates, such as title or survey issues
• Contacts mortgage lender to make sure loan is in process, and provide any missing information
• Helps resolve Buyer or Seller issues that may delay closing or void the contract
• Schedules contractors to evaluate and or make any repair issues from inspections
• On new homes, contact builders rep for estimated closing date
• Schedule closing time, walk-through inspections, walk-through issues
• Confirm with Title Company that Buyer’s loan documents and Seller documents are ready to be signed
• Reviews Closing Costs on a HUD-1 and assist with explaining your numbers
• Ensure Buyer has Certified Funds for amount due at closing
• Be available at closing.
• Lastly, one of the most important job of a “buyers agent is”..
• Listen and answer questions.
You owe it to yourself to make sure your interests are being pursued and protected during one of the most important and expensive purchase in ones lifetime. Don’t begin your home search without your own agent, why would you? After all, the seller is paying your buyers agent fee!  How awesome is that,  to have someone working exclusively for you, but is being paid by the seller.
